Welcome to LLJAMES Cleaning Services. By booking a service with us, you agree to the following terms and conditions. These policies ensure clarity, fairness, and a smooth experience for both our clients and our team.

1. Service Agreement

By scheduling a cleaning service, the client agrees to:

• Provide accurate information regarding the size and condition of the property

• Ensure safe access to the home at the scheduled time

• Remove excessive clutter prior to cleaning

• Secure pets for the safety of both the animals and our staff

LLJAMES Cleaning Services reserves the right to adjust pricing if the home’s condition differs significantly from the original description.

2. Booking & Scheduling

• Appointments are scheduled on a first‑come, first‑served basis.

• Time windows may be provided for arrival, depending on the schedule.

We reserve the right to reschedule appointments due to weather, emergencies, or staffing issues.

3. Cancellations & Rescheduling

• Cancellations made 24 hours or more before the appointment will not incur a fee.

• Cancellations made within 24 hours will incur a $35 cancellation fee.

• If our team arrives and cannot access the property, a $50 lockout fee will apply.

Repeated cancellations may require prepayment for future services.

4. Payments

• Payment is due at the time of service unless otherwise arranged.

• Accepted payment methods include credit/debit cards, Zelle, and online payments through our booking system.

• Late payments will incur a $10 late fee after 24 hours, with an additional $10 every 48 hours until paid.

Prices may be adjusted for homes requiring extra time or labor.

5. Refunds & Satisfaction Guarantee

• We do not offer cash refunds once a service has been completed.

• If you are unsatisfied with any part of your cleaning, notify us within 24 hours, and we will return to re‑clean the missed areas at no additional cost.

• The satisfaction guarantee does not apply to areas that are cluttered, inaccessible, or outside the scope of the booked service.

Refunds may be issued only in cases where a service was not performed due to our error.

6. Safety & Limitations

To protect our team and your property:

• We do not move heavy furniture (over 25 lbs).

• We do not clean hazardous areas, including mold, blood, animal waste, or infestations.

• We do not climb higher than a 2‑step ladder.

• We reserve the right to refuse or stop service if a home is deemed unsafe or unsanitary.

Clients are responsible for securing valuables and fragile items.

7. Property Damage

While we take great care in every home:

• LLJAMES Cleaning Services is not responsible for pre‑existing damage.

• Any accidental damage must be reported within 24 hours of service completion.

• Items that are improperly installed, unstable, or already damaged are cleaned at the client’s risk.

We may request photos or documentation to assess claims.

8. Pets

We love pets, but for safety:

• Pets must be secured during cleaning.

• We are not responsible for pets escaping during entry or exit.

• Pet hair removal beyond normal levels may incur an additional fee.

9. Access to Property

Clients may provide access by:

• Being home during the appointment

• Leaving a key or code in a secure location

• Providing building or gate access instructions

If access is not provided, the lockout fee will apply.

10. Privacy & Confidentiality

All client information, including addresses, access codes, and personal details, is kept confidential and used only for service-related purposes.

11. Changes to Terms

LLJAMES Cleaning Services reserves the right to update or modify these Terms & Conditions at any time. Changes will be posted on our website and apply to all future bookings.
